April 2025 Market Report April showers in a mix of emotions! - Listings continued their upward trend with inventory now vastly approaching 4.5 months.
- Sales, although up from March, are down approx 15% compared to 2024.
- Prices surprisingly remained steady which is giving the impression that even with all the political and economic news, the market is holding steady and waiting with hope & anticipation of a positive turnaround in the near future.
- We've seen an active boost in sales in the $500,000's and $600,000's price ranges. If this maintains in the coming months, we can see a spill over into the $700,000's +.
- Homes $900,000+ are growing in inventory and may be the best bang for your buck. If you are looking to upgrade and/or purchase in the $900k or $1M+ range, this may be the time to consider it.
- There is growing demand and pressure for the Bank of Canada to further cut rates. It is likely we can see 2 upcoming cuts with June and July's announcements.
- The market overall appears to be balanced, however, if the current trend of increased listings and declined sales continues, we may shift into a "Buyer's Market'.
