October 2025 Market Report

October signaled a shift towards a buyer's market, with decreases in both sales (2.3%) and average prices (3.12%) compared to the previous year, settling the average price at $566,233.

With new listings still relatively up, this provided buyers with more selection and negotiation leverage, while sellers were advised to focus on proper pricing in the changing market.

It's also worth noting the Bank of Canada's interest rate cut of .25%, however, it's impact may be realized in the coming months as the announcement only just arrived at the end of the month.
