August 2025 Market Report

Affordability continues to be a hot topic, and with the Toronto market cooling, Windsor is feeling the impact. Both listings and sale prices are down, reflecting the shift. Add in properties that struggled to sell during the more inviting summer season, and we see the numbers playing out this month.

Looking ahead:

September is expected to follow the same trend

October & November could see things flatten out

December & January likely bring the traditional decline

Luxury market continues to be slow which impacted the drastic decline in average sale price. While rate cuts are expected this month, they aren’t predicted to make a major impact as economic realities weigh in nationwide.

Overall, Windsor-Essex is positioning toward a buyers’ market, with the potential for a turnaround beginning in the first quarter of 2026.
